As in most American cities, established, desirable neighborhoods and retail districts remain relatively stable. Since the 1903 World’s Fair in Buffalo, the north side of the city has been such an area. Over the past five years, a road widening and new restaurants and retail stores have made “the Hertel strip” an exceptionally popular destination for a new generation of Western New Yorkers. After an extensive search of available lots and existing buildings in north Buffalo, we purchased a building that was used as a small print shop and warehouse on Delaware Avenue, one block north of Hertel Avenue. The lot is about two-thirds of one acre, the smallest in our portfolio, creating unique challenges for our architects and general contractor. The existing building was demolished and a new building, with a basement, was opened in December 2011. We received over $450,000 in industrial development incentives.
